Common Answers

Landmark Community Management has been contracted to handle the day-to-day operations of the Association. Their services include, but are not limited to, the financial and accounting responsibilities, common area maintenance, collecting dues, and enforcing the Covenants and Restrictions.

A set of codes or guidelines has been established that govern the details of buildings and how they relate to reach other. In order to build a community with a strong sense of place, each building has a responsibility to do its’ part in creating the community. The Urban Code for Tannin governs this responsibility and it governs the relationship between the individual house and the community. The Architectural Code ensures traditional materials and detailing.

No structure of a temporary character, trailer, tent, shack, barn, shed or other outbuilding shall be permitted on any Lot at any time

(b) Prohibited Vehicles. No trucks, buses or recreational vehicles may be stored or parked within Tannin. Boats may not be stored where visible from Common Roads. No vehicles which display advertising or the name of a business may be parked overnight on Tannin. Only automobiles bearing current license and registration tags, as required by state law from time to time, may be parked on Tannin. All such automobiles shall be in good running condition; repair of automobiles (other than emergency repair) or storage of disabled automobiles is not permitted within Tannin.

Tannin has established a
community post office. Please contact the association manager to request your key.
Replacement keys are $50.00.

Lakes
Alligators are frequently in the lakes be watchful. Never swim in the lakes or let small children at shoreline. Same for pets. Fishing is catch and release only. Snakes including water moccasins (cottonmouth) and rattle snakes are present. Be watchful.

Beach Access
There are three beach accesses.

All are pedestrian access only. No parking or driving on the accesses.

Middle Gate Access
The Middle Gate Access is directly across from the Middle Gate entrance. The City of Orange Beach installed and is paying for a traffic light pedestrian crossing at the end of Middle Gate for pedestrian address to the Middle Gate access. This access is about 187’ wide consisting of a 40’ wide parcel between the two white fences plus an additional easement of about 147’ to the west. No parking on the beach parcel or in front of the gate. Beachfront adjacent to the gulf is public.

City of Orange Beach Emergency Access
The access is located directly south of Tannin Blvd between two stucco walls. It is not open to the public. However, by special arrangement, residents of the Tannin PUD may use this emergency access for pedestrian only access to the beach. Be mindful of the intended purpose and do not park your car on this access and block emergency vehicles.

The third access is a 5’ pedestrian easement located between Sugar Beach Condominium and Romar Beach Condominium.

In addition to Tannin’s accesses, there are several nearby public accesses with parking, bathrooms, tables etc. The pristine Gulf Islands National Seashore is a short distance to the East.
